     Learning this business was a HUGE struggle for
me
- I had to work a lot of different jobs to get a solid start. My first job was in retail and I worked hard trying to do everything that I thought would work. But without any training, and with a company that had no training program, I wasn't very successful. So I quit and went to work at a credit repair company to learn more about the business. It helped, and when I returned to retail again I had much more success.

     Then one day my processor encouraged me to try out as a wholesale rep. That turned out to be a great fit! Doing wholesale "A" paper and subprime for a couple years added even more to my training and experience. Soon, I moved up to being a wholesale manager, and had a terrific group of people with whom I really enjoyed working.


      At the time I felt that I was making a pretty good income
and that I had accomplished a whole lot

Plus, my loan officers love working here because since we're now a national mortgage banker they have better rates to offer AND a enjoy a better pay scale. Before, when we had to broker the loans, we only received 2 on the back-end. Now we can offer A LOWER rate to the borrower with 3.5 to 4 on the back, NON-DISCLOSED!

I was increasingly being taken advantage of by my employers. It was as if I were spinning my wheels; I would work hard to build a territory,and then the company would hire more people to take it over from me!

     The worst part was when it finally dawned on me that as an employee, I was always going to be limited to a small percentage of the profit unless I started my own business. So I decided to open my own business, OPULENT MORTGAGE INC., in December 2004. Now I absolutely love what I'm doing!
I started the business off right in every way. Our office is located in a beautiful Danish Tudor home conversion in which my clients love the warm and friendly atmosphere.

     We have a Myers website that gives us a huge professional presence to masses of people and is bringing in an amazing amount of business to the company.
Thousands see the rates I post and apply for a loan at my website, instead of me having to cold call! I train my loan officers the right way and they are great at finding the right loans for people, even when they're tough to qualify. And best of all, we closed $60 million in our first year of business! I found an Internet Marketing Specialist who was so good I had to hire a call center in India to help handle all the inbound business.

     But that was only the beginning! With efficient Internet Marketing, I created a huge problem for which I had to find a solution.   gone. Folks with capital gains problems, our existing clients, plus the people that come in off the streets, have enabled us to do all kinds of lending, including "A", subprime and land loans. Plus, now we're getting all this out of state business, which puts us into all the hot markets and gets us networking alliances with realtors in other states. Sometimes I find out of state borrowers way easier to work with. They're appreciative instead of picky like a lot of the local applicants.

What's my biggest challenge with all of this growth?
I don't yet have enough people to handle the workload! But the upside is that hiring is no longer limited to local talent. Also, I need to learn from Myers how to use my site to service my existing clients. I've been so busy growing that so far I've only been able to tap into only about 10% of what my Myers site can actually do for me.
That's one of my goals for this year. Thanks to the phenomenal help from my Myers Web Consultant, I should get that handled!

    I have two pieces of advice for loan officers. First of all, cater to your clients. When I was originating I would actually drive to Lodi at 3AM to take loan apps from truck drivers. Guess who got all their loans and all their fellow truck driver loans?
